Former Guardian Printworks site achieves practical completion.
DTZ Investors is pleased to announce the formal practical completion of a newly constructed Grade A warehouse/industrial facility at Trafford150, Longbridge Road, Trafford Park, Manchester.
Working alongside development partners Graftongate and leading local contractor Russell WHBO, the 150,000 sq ft unit has been completed with an environmentally-conscious design at its heart including 17,000 sq ft of PV panels on the roof generating 300,000 kwh/annum of power, bike storage facilities together with showers and lockers, fourteen EV individual vehicle charging stations with capacity for a further twenty-eight and a rainwater harvesting tank. All of these features will support an occupier with its sustainability targets and reduce long-term energy costs.
The unit is all electric, with net-zero regulated energy use that has secured an EPC A+ (-7) rating. Embodied carbon has been measured, reduced and mitigated in line with DTZ Investors’ net zero carbon framework which will see the unit awarded a BREEAM ‘Excellent’ rating. The unit will have access to a 1MVA of sustainable power supply in addition to the power generated by the solar photovoltaic cells.
Trafford150 is situated on Longbridge Road, off Ashburton Road West, less than four miles from Manchester City Centre. Strategically located close to Junction 9 & 10 of the M60 and Junction 2 of the M602, the unit stands in good company with neighbouring occupiers including Amazon, Kellogg’s, L’Oréal, DHL, Stobart and Adidas.
