In August 2012 we acquired this multi let 35,000 sq ft retail block in an off market transaction.
The retail block provided a core plus asset in a dominant retail centre that is located in a supply constrained South East historic market City.
Enhanced returns have been achieved through active asset management. Since purchase we have rebranded the centre to raise its local profile and undertaken a number of lettings and lease regears.
We have improved the tenant mix by completing two new lettings to restaurant operators facilitated by a downsize of an existing retailer and surrender of another existing tenant’s lease. This has not only proved a new rental tone but brought a different dimension to the retail pitch through provision of a quality food offer which drives footfall and extends the dwell time of customers.
